Key takeaways

  • Rural properties west and south of San Antonio depend on circuits that town homes do not have, including well pumps, long feeders to barns and shops, and RV hookups.
  • Long runs need larger conductors to avoid voltage drop, and an undersized feeder shows up as dim lights, hot motors and tools that stall.
  • Your utility may be CPS Energy or an electric cooperative, and we coordinate service work with whichever one serves your meter.
  • Barns, shops and RV pads need wiring rated for the conditions, GFCI protection where required, and their own grounding at detached buildings.
  • Before buying rural acreage, a licensed electrician's inspection during your option period covers the well, the feeders and the outbuildings that a general inspection skips.

A rural electrician spends as much time outside the house as inside it. If you own acreage around Castroville, Lytle, Somerset or Von Ormy, your property probably runs a well pump, a barn or shop at the end of a long feeder, maybe an RV pad, gate power and lights along a fence line. When one of those fails, you are not just inconvenienced. You may be without water, without power to the animals, or without a working shop until it is fixed.

This guide covers the electrical systems that rural properties west and south of San Antonio depend on, the problems we find on them, and what a correct installation looks like. If you are looking for an electrician in Castroville or an electrician in Lytle, this is what we would want you to know before you call anyone. Wattsmith Electric is a veteran-owned contractor licensed by TDLR (TECL 41806). We price from a published book, and you approve a flat price before any work starts.

If the well or the barn is down now, call us. We will tell you on the phone what we need to know and whether the visit should come first thing.

Who supplies your power, and why it matters

Rural properties around San Antonio are not all served by the same utility. Your utility may be CPS Energy or an electric cooperative, depending on where the property sits. The name on your bill matters for any work that touches the service: a meter base replacement, a service upgrade or a new service to a barn. Each utility has its own requirements for meter equipment and its own process to disconnect and reconnect.

We confirm which utility serves your meter before we quote service work, and we coordinate with them so the outage is scheduled and the reconnection happens as soon as the work passes. On some properties, a barn or shop is better served by its own meter than by a long feeder from the house. That decision depends on the distance, the load and the utility's rules, and we lay out both options when it applies.

For more on the equipment at the service entrance, read meter loop, mast and weatherhead.

Well pumps and pressure systems

On a rural property, the well pump circuit matters more than any other. Most well pumps run on 240 volts, with a pressure switch near the tank and, on submersible pumps, a control box or a drive at the surface. Failures follow a pattern. Pressure switch contacts burn until they stop closing. Capacitors and relays in the control box fail, often after a storm. Connections at the wellhead corrode. Long runs from the panel to the well drop voltage, and the motor works harder every time it starts.

  • A pressure switch that clicks with no water often points to burned contacts or a failed control box part.
  • A pump breaker that trips on start can mean a failing motor, a bad capacitor or voltage dropping too far on a long run.
  • No power at the switch starts with the breaker, the disconnect and the wiring between them.
  • Rapid cycling with normal power is usually a tank or pressure problem for a well company, not an electrician.

We test the circuit from the panel to the wellhead and tell you plainly whether the fault is electrical. If the pump itself needs to come out of the well, that is a well company's job, and we say so before you spend money with us.

When the fault is electrical, such as a burned pressure switch, a failed connection or damaged wiring between the panel and the well, the repair is priced from our book. It is listed as the Well pump circuit repair task, from $889, and you approve that flat price before any work starts. Starting price. Your tech confirms the final number on site before any work.

Long feeders and voltage drop on rural acreage

Distance is the defining feature of rural wiring. A barn a few hundred feet from the house, a shop at the back of the property or a pump house down the hill all need a feeder, and a feeder that is fine at fifty feet can be badly undersized at several hundred. The result is voltage drop: lights that dim, motors that run hot, compressors and welders that struggle, and breakers that trip under loads that should be fine.

The fix is to size the conductors for the distance and the load, not just the breaker. That often means a larger wire than the breaker alone would call for. The feeder runs underground in conduit or as cable rated for direct burial, at the proper depth, to a panel or disconnect at the outbuilding. The outbuilding gets its own grounding electrode, with neutral and ground kept separate at its panel.

Our subpanel installation post explains the parts of a feeder and a detached panel. Our electrical repair service covers diagnosing an existing feeder that is underperforming.

Barns, shops and outbuildings

Barns are hard on wiring. Dust, moisture, animals and rodents all work against it. Fixtures and boxes should be rated for the conditions. Receptacles generally need GFCI protection. Cable needs to be protected where animals or equipment can reach it. Water heaters for troughs and heat lamps are large, long-running loads that need their own properly sized circuits, never an extension cord.

Shops ask for a different kind of capacity: 240-volt circuits for welders and compressors, receptacles along the benches and enough light to work safely. The most common problem we find is a shop fed by an undersized circuit from the house, which works until the compressor and the air conditioner run at once.

If the shop needs a dedicated tool circuit, read cost to install a 240V outlet.

RV pads and hookups

Many rural owners add an RV pad for their own rig or for family visits. RV hookups use specific receptacle types. A 30-amp RV uses a 120-volt TT-30 receptacle. A 50-amp RV uses a 120/240-volt receptacle with four wires. Getting those confused, or wiring a 30-amp receptacle with 240 volts, can destroy the RV's electrical system the moment it is plugged in. We see it more often than you would expect.

An RV pedestal should be fed by a circuit sized for the receptacle and the distance, with GFCI protection where required and a disconnect at the pad. If the pad is far from the house, voltage drop applies here too.

Before we quote, we ask which RV you have and where it parks. For a standard pad, our published price book lists the RV power outlet task, from $939. We test the voltage at the receptacle before your RV is ever plugged in. Starting price. Your tech confirms the final number on site before any work.

Generators and surge protection for rural properties

Outages on rural lines can last longer, and a rural outage takes the well pump with it. A generator plan for acreage should name the circuits that matter, starting with the well, refrigeration and any livestock loads, and size the generator for the starting power of the pump motor. Portable generators connect through an inlet and an interlock or transfer switch. Standby units use an automatic transfer switch.

See our generator installation service and read generator interlock or transfer switch. Lightning on open land is the other risk, and our surge protection service covers the panel and the well circuit.

Permits outside the city

Permit and inspection rules on rural property depend on where it sits. Inside a city's limits, the city usually requires a permit for new circuits, panels and services. In unincorporated areas the requirements can differ. Your utility may also require an inspection or a release before it connects a new or upgraded service. We confirm what applies to your address and handle the paperwork either way, so the work is documented when you sell or file an insurance claim.

Buying rural acreage near Castroville, Lytle or Somerset

A general home inspection on rural property centers on the house. The TREC inspection report may mention a GFCI or a visible cord, but it rarely tests the well circuit, traces the feeders to outbuildings or measures voltage at the barn. Those systems are often the most expensive to correct.

Our guide to a home electrical inspection before buying explains what a licensed electrician checks. On acreage, ask for the well, the feeders and every outbuilding to be included. If you are the agent on a rural listing, send that page to your buyer early, because rural inspections take longer and the option period does not stretch.
