Parking garage electrical work: LED lighting, emergency lights, EV charging and repairs

Key takeaways

  • Garage fixtures run long hours, so an LED retrofit cuts both the energy and the lamp changes, and occupancy and daylight controls turn down fixtures that are not needed.
  • Exit signs and emergency lighting on stairs, ramps and exit paths are tested monthly and annually under NFPA 101, with written records.
  • EV charging in a garage starts with a load study, then the circuit routes, then the chargers.
  • Work is planned level by level, with sections coned off, lift work in the quietest hours and the rest of the garage kept lit.

Parking garage electrical work happens in a building that is lit day and night, used by people walking alone, and full of cars that will not move for an electrician. Lighting is the main system, exit and emergency lighting has to work when the power fails, and more garages are adding EV chargers. This guide covers how we retrofit and repair garage lighting, keep emergency lighting tested, add charging, and plan the work level by level around the people parking in San Antonio garages and parking structures.

What electrical work does a parking garage need?

A parking garage needs lighting that runs long hours, lighting controls, exit signs and emergency lighting on the stairs, ramps and exit paths, and the circuits that feed them. Many garages are adding EV chargers too. Repairs, from failed drivers to conduit clipped by a vehicle, are part of keeping every section lit.

Each of those systems works in a harder setting than most buildings offer. Garages are damp, they collect exhaust, and vehicles strike whatever sits low or close to a drive lane. The fixtures, fittings and conduit routes are chosen for those conditions from the start, because equipment that suits an office ceiling does not last on a garage deck.

People using a garage notice one thing first: whether the space around them is lit. A dark section is a safety question for the people walking through it and a call to the manager, so most of the work below comes back to keeping the lights on.

Is an LED retrofit worth it for parking garage lighting?

For most garages, yes, because garage fixtures run long hours. A retrofit to LED cuts both the energy the fixtures use and the number of lamp changes, which matters in a garage where every change means a lift, a coned off area and cars to work around. Fixtures are chosen rated for the damp garage environment.

We retrofit fixture by fixture, matching each new fixture to the location it serves: drive lanes, parking bays, ramps, stairs and entrances. A garage often has several fixture types from different eras, and the retrofit is a chance to bring them to one standard so spare parts and future repairs are simpler.

The fixture work is done through our LED lighting retrofit service, and new fixtures in offices and stair towers through lighting installation.

How do occupancy and daylight controls work in a garage?

Occupancy controls dim fixtures in empty areas and bring them up when someone walks or drives in. Daylight sensors near the open sides of a garage turn down fixtures the sun already covers. Together they keep the garage lit for the people using it while cutting the hours each fixture runs at full output.

Controls are set up level by level and zone by zone. A sensor placed too far from a drive lane may not see a car arriving, and one aimed poorly near an open side may never let the fixtures dim. Placement and settings are checked after the install, with the garage in use, so the controls behave the way the plan says.

Controls also change what a failure looks like. A section that stays dim when people are in it may be a failed sensor rather than failed fixtures, and the troubleshooting starts with the control.

How often must garage exit and emergency lighting be tested?

Battery powered exit and emergency lighting units are tested monthly and annually under NFPA 101, with written records of both. Stairs, ramps and the paths to the exits need exit signs and emergency lighting that work when the power fails. We test, repair and replace those units and keep the records with the work.

The monthly test is short and confirms each unit switches to battery and lights. The annual test runs the units on battery for a longer period, and it is the one that finds the batteries that light at first and then fade. A unit that fails either test is repaired or replaced, and the record shows when.

Emergency lighting in a garage faces the same moisture and exhaust as the rest of the equipment. Units rated for the location and mounted out of vehicle paths last longer, and the test records show which locations keep failing.

Testing, repair and replacement are covered on our emergency lighting and exit signs page.

Can EV chargers be added to an existing parking garage?

Yes. Garages are a natural place for chargers, but the feeders have to reach the spaces and the service has to carry the new load. A load study comes first and shows what the service can carry, then the circuit routes are planned, then the chargers go in, with the utility brought in when the service has to grow.

The route from the electrical room to the charging spaces is often the hardest part. Feeders may cross several levels, and conduit has to be placed where vehicles will not strike it. Planning the spaces near the electrical room or along an existing pathway can shorten the work.

Charger planning for garages and fleets is covered on our EV and fleet charging page.

Why does a section of a parking garage go dark?

A dark section usually traces to a failed fixture driver, a tripped circuit, a failed control or a damaged conduit run where a vehicle clipped it. We find the cause, make it safe, and give you a written price for the repair before we do it, so the section is back in service without surprises on the bill.

The pattern of the outage points to the cause. One dark fixture in a lit row is usually that fixture or its driver. A whole row out suggests the circuit or its control. A row that went out after a vehicle strike points to the conduit, and the damaged run is made safe before anything else.

Garage faults are handled through our electrical repair work, and urgent ones through our emergency commercial electrician line.

How is electrical work done while the garage stays open?

Work is planned level by level, with sections coned off, lift work scheduled for the quietest hours, and the lighting in the rest of the garage kept on. Inside the city, permitted work goes through the City of San Antonio Development Services Department, and we meet the inspector while the garage stays in use.

The schedule is set with the garage manager before work starts. It names which levels and sections close when, where drivers and people on foot are routed around the work, and how long each area stays coned off. Parked cars are not moved by us, so areas that need a lift are reserved ahead of time.

Each job gets a flat price in writing before work begins, and any change gets a written price and your approval before it is done.

What keeps parking garage electrical equipment from failing?

Garages are hard on equipment: moisture, exhaust, vehicle strikes and long running hours. Fixtures and fittings rated for the environment, conduit placed out of vehicle paths, and scheduled checks under a maintenance agreement keep sections from going dark and catch the worn parts before a driver or a tenant reports them.

  • Choose fixtures and fittings rated for the damp garage environment.
  • Route conduit out of vehicle paths and away from low clearances.
  • Test emergency lighting monthly and annually, and keep the records.
  • Check the occupancy and daylight controls after any change.
  • Run a load study before adding chargers.

Scheduled checks are set in a maintenance agreement. For everything we do in parking structures, see our parking garage lighting page, and for the rest of our scope, commercial electrical services. Storage sites face the same after dark lighting questions, covered in our guide to self storage electrical work. To plan a retrofit, charging or repairs, describe the structure through our contact page, and the owner will respond the same business day.

Common questions

Straight answers. If you do not see yours, call us and ask.

Yes. The work is done section by section, with areas coned off and lift work scheduled for the quietest hours, while the rest of the garage stays lit and open.
