What the work involves

Does a shopping center electrician work for the landlord or the tenants?

Both, and we work for each. Center owners and managers hire us for the house panels, common lighting, parking lot lights and pylon signs, and tenants hire us to build out their suites from their drawings. Every job is bid in writing, and we confirm which panel feeds which suite before any shutdown.

Tenant suites

A new tenant's suite is built from the brand's or the tenant's drawings, adapted to the code San Antonio enforces. We price from those plans, flag what the local code changes, and schedule the inspections so the suite opens on its date.

Sign circuits

The NEC requires a sign outlet for each commercial occupancy accessible to pedestrians, at an entrance, so each tenant's sign has its own circuit. Who supplies the sign, who wires it and who connects it is settled before the bid is final.

House panels and common areas

The center's own panels feed the common lighting, the signs on the pylon, the irrigation and the shared equipment. Over the years circuits get added without the directory changing. We trace and label house panels so the manager knows what each breaker feeds.

Parking lot and site lighting

A dark parking lot keeps shoppers away and invites trouble. Pole lights fail at the photocell, the timer, the contactor, the head or the underground circuit, and we find which before we replace anything. LED pole heads cut the number of service calls.

Permits and the utility

Inside the city limits permits go through the City of San Antonio Development Services Department under the 2023 NEC, adopted effective May 1, 2025. New tenant meters and service changes are coordinated with CPS Energy before the opening date.

What goes wrong, and how we prevent it

Retail work goes wrong when one tenant's outage takes down a neighbor, or a sign circuit is missing on the day the sign arrives. We confirm which panel feeds which suite before any shutdown, tell the manager in advance, and confirm the sign circuit at rough-in.
