Commercial electrician for storage facilities

Self storage electrician for San Antonio facilities

A storage facility runs on a few systems that cannot go down: the gate, the keypads, the cameras, the lights in the drive aisles and corridors, and the cooling in climate controlled buildings. We wire, repair and maintain them, and schedule the work so tenants keep their access.

What the work involves

What electrical systems does a self storage facility depend on?

A self storage facility depends on the gate, the keypads, the cameras, the lights in the drive aisles and corridors, and the cooling in climate controlled buildings. Gate and access equipment gets dedicated circuits, underground conduit and surge protection, and LED lighting on photocells or timers keeps the site lit without staff on site.

Gate, keypad and access power

The gate operator, the keypads and the access control panel need their own circuits, and the runs out to the gate often cross the drive, so they go underground in conduit. A dead gate locks every tenant out, so these circuits get surge protection and a clear label at the panel.

  • Dedicated circuits for the gate operator and keypads
  • Underground conduit runs to the gate
  • Surge protection on access equipment

Site, drive aisle and corridor lighting

Drive aisles, building ends and interior corridors are where tenants walk with their hands full, often after dark. LED fixtures with photocells or timers keep them lit without staff on site, and a retrofit cuts the number of lamps that burn out between visits.

  • LED wall packs and pole lights
  • Corridor lighting with occupancy controls
  • Photocells and timers set to the gate hours

Cameras and the network closet

Cameras and the recorder are only as good as the power behind them. We run the circuits for the camera power supplies and the network closet, and coordinate the cable routes with your security vendor so nothing is pulled twice.

Climate controlled buildings

Climate controlled units add HVAC equipment that has to be on circuits sized for it, with disconnects where the code requires them. Adding a climate controlled building to an older site is often where the existing service runs short, which a load calculation shows before anything is ordered.

  • HVAC circuits and disconnects
  • A load calculation before a new building is added
  • Service upgrades coordinated with CPS Energy

The office, permits and inspections

The rental office is a small commercial build-out: lighting, receptacles, the point of sale and the network. Inside the city, electrical permits come from the City of San Antonio Development Services Department under the 2023 NEC the city adopted effective May 1, 2025. We pull the permit and meet the inspector.

What goes wrong, and how we prevent it

The usual failures are a gate that stops after a storm, a row of lights on a failed photocell, and a tripped circuit nobody notices until a tenant calls. Surge protection, labeled panels and a maintenance agreement that checks the site on a schedule catch most of them before the phone rings.

FAQ

What do storage facility owners ask before electrical work begins?

Straight answers. If you do not see yours, call us and ask.

Yes. Gate and access work is scheduled so tenants keep their access, and any shutdown of the gate circuit is planned with you in advance and kept short.
