Offices and professional suites

Office electrical contractor for San Antonio suites and buildings

Power at every desk, network closets that stay up, lighting controls the energy code calls for, and build-outs finished on the date the lease starts. In an occupied office, the noisy work and the shutdowns happen after hours.

What the work involves

How many circuits does an office need for its workstations?

An office's circuit count comes from what plugs in at each desk, so copiers, printers and break rooms are not left sharing circuits with workstations. Desk power comes from the walls, the floor or the furniture system, planned with the furniture installer, and we check the existing loads before adding to a panel.

Workstations and furniture feeds

Desks get their power from the walls, the floor or the furniture system, and each route needs its own planning with the furniture installer. The circuit count comes from what plugs in at each desk, so copiers, kitchens and printers are not left sharing circuits with workstations.

  • Copiers and break rooms on their own circuits

Network closets

The network closet needs dedicated circuits for its racks, often a UPS, and cooling that stays on. Surge protection at the panel that feeds it protects the equipment from outside events. A labeled closet lets IT find the right breaker without a call.

Lighting and controls

The energy code calls for occupancy or vacancy sensors in offices and conference rooms, the ability to reduce light levels, and daylight controls near windows in many spaces. Controls are laid out with the fixtures so each sensor covers the room it serves.

The build-out sequence

A suite runs from a load calculation under NEC Article 220, through the permit with the City of San Antonio Development Services Department, to rough-in, above-ceiling and final inspections in order. The 2023 NEC applies inside the city, adopted effective May 1, 2025.

Working on an occupied floor

In a running office we schedule shutdowns and noisy work after hours or on weekends, tell the tenants in advance through the property manager, and leave the space clean before people arrive. Every change gets a written price and approval first.

What goes wrong, and how we prevent it

Offices outgrow their circuits: space heaters, extra monitors and a new kitchen appliance trip breakers that were sized for less. We check the existing loads before adding to a panel, and a maintenance agreement finds loose connections and overloaded panels before they fail during the workday.
