What the work involves

Who maintains the electrical systems in an apartment community's common areas?

We work for property managers and HOAs on the property's common systems: house panels, corridor and breezeway lighting, site and parking lights, exit and emergency lights, gates, pools and amenity spaces. You get one point of contact and documented work, with every circuit traced and labeled. Work inside individual units is scoped with the manager job by job.

Common areas and house panels

Corridor, stair and breezeway lighting, laundry rooms, offices and amenity spaces run on house panels that collect additions over the years. We trace and label every circuit, so the next call starts with a directory that matches the building.

Exit and emergency lighting

Exit signs and emergency lights in stairs and corridors have to work when the power fails. NFPA 101 calls for a monthly functional test and an annual full test with written records, and we test, repair and document them.

Site and parking lighting

Pole lights, wall packs and garage lighting keep residents safe at night. Failures usually trace to photocells, timers, contactors or underground circuits, and we find the fault before replacing anything.

Gates, pools and amenities

Gate operators, access control power, pool pumps and lighting, and fitness and clubhouse spaces each have their own circuits. Pool equipment falls under NEC Article 680, with its bonding and GFCI rules.

Work inside units

We work on the property's common systems and house panels. Work inside individual units is scoped with the manager job by job.

What goes wrong, and how we prevent it

Most common area problems come from unlabeled house panels, failed emergency light batteries and site lighting nobody notices until a resident calls. A maintenance agreement puts testing, lighting checks and panel labeling on a schedule, with a written report after each visit.

Permits and written prices

Inside the city limits, the electrical permit goes through the City of San Antonio Development Services Department, under the 2023 National Electrical Code the city adopted effective May 1, 2025. We pull the permit and meet the inspector. Every job gets a written price before the work starts, and every change is priced and approved first.
